Zutec launches AI-enabled handover product for main contractors

Construction software firm Zutec has released Zutec Handover AI, which uses AI to classify and tag subcontractor documents and gives main contractors live dashboards on handover progress, with Mount Anvil and William Hare among early users.

Construction and property software provider Zutec has launched Zutec Handover AI, a product it describes as the first AI-enabled handover solution for main contractors, and said it is available now.

The company said the product draws on more than 25 years of handover experience, data from over 5,000 projects and customer research into where the handover process breaks down.

Under the new process, subcontractors upload documents into the platform through guided templates or drag-and-drop. Zutec's specialist team chases submissions and quality-checks information within 48 hours of upload, and AI then classifies, names and tags the documents, the company said.

Gustave Geisendorf, CEO at Zutec, said: "we've listened to what our customers need and built the first AI-enabled handover solution to take the admin out of handover, giving project teams less chasing, greater visibility and better outcomes".

What the platform does

Dashboards give live visibility at project and portfolio level, showing what has been submitted, what is outstanding, what is completed and where action is needed, according to Zutec. Teams review, approve or return information through a structured workflow with comments, tasks and an audit trail in one place.

The company said the building record produced at handover can be carried into operation with Building AI – Powered by Zutec, which lets clients and asset teams ask questions in plain language and receive answers cited back to the underlying building documentation.

Emily Hopson-Hill, Chief AI and Product Officer at Zutec, said insight from more than 5,000 handover projects gives the company real-world handover knowledge that generic AI cannot replicate.

Compliance outputs

The product includes Digital Safety File and Building Manual outputs. The two versions of the launch release list the included compliance capabilities differently. The release distributed through Pressat says templates support BCAR documentation and BREEAM, and that Asset Register and Logbook capabilities, previously optional add-ons, are now part of the core solution without increasing the cost of handover.

The version on Zutec's own newsroom lists Asset Register, Reg 38 and Fire and Emergency Files, BREEAM and Logbook capabilities as now included in the core solution.

Regulation 38 of the Building Regulations 2010 covers fire safety information, defined as information relating to the design and construction of the building or extension, which must be passed to the responsible person at completion, according to legislation.gov.uk.

Early users

Zutec's newsroom version of the release quotes two early users. Jet Maal, Senior Technical Coordinator at Mount Anvil, said a live dashboard view of submissions, task lists and outstanding information helps the project team.

Thalia Rothwell, Quality Engineer at subcontractor William Hare Limited, said: "The process is much simpler from our side. We know exactly what information is required, where to submit it".

Mark McCormack, Country Manager, Ireland at Zutec, described Handover AI as the biggest shift in handover since the move from paper to digital operation and maintenance manuals.

Background

The launch follows Building AI – Powered by Zutec, which the company introduced in beta on 18 February 2026 as an evolution of its Building Document Management solution. Steve Holtom, Head of Maintenance at Keble College, University of Oxford, is a named user of that product.

Zutec was established in 1998. In March 2024 BuildData Group brought its brands, including Createmaster, Createmaster Information Management and Resi-Sense, together under the Zutec name. Createmaster delivers asset information and building manuals and supports Building Safety Act Gateway 3 compliance, the company said at the time, when its four solution families had been adopted by over 500 customers including Kier Group, Taylor Wimpey, Cairn Homes, Peabody and Greystar.

Zutec acquired Irish digital safety file specialist DFM Systems in December 2024 and rebranded it as Zutec in March 2026. The combined business serves over 500 companies across the UK and Ireland, with close to 200 customers in Ireland, including Walls Construction, Jones Engineering, John Sisk, Evara, Marlet and Oaklee Housing, according to the company.

In August 2026 Zutec was approved as a G-Cloud 15 supplier under the Software as a Service Lot 2b, with a listing that described its handover offer as structured, compliant, AI-enabled handovers for new and refurbished buildings.

The release was issued by Zutec Inc. (UK) Ltd. Companies House records ZUTEC INC. (UK) LIMITED, company number 09335281, as an active private limited company incorporated on 1 December 2014 and registered at 104 Clifton Street, London EC2A 4DF.
