Swansea start-up launches phone-scan app that prices refurbs from a UK rate book

Reley Fast Software Ltd has released RFPG.ai, which turns a filmed walk-round into an itemised refurbishment estimate and sold-price comparison, though the company says no validation against RICS or QS valuations is yet complete.

Reley Fast Software Ltd, a Swansea software company, has launched RFPG.ai, an app that converts a smartphone walk-round of a property into a line-by-line refurbishment estimate, a value estimate and a maximum offer figure.

The company said the app, whose full name is Reley Fast Property Guru, reads the condition of each room from the footage and prices the works from a rate book of UK trade rates. Each rate carries a published source and date and is adjusted for the region, it said.

It then sets the property against nearby sold prices from HM Land Registry and Energy Performance Certificate (EPC) records to estimate the value as it stands and after the works, delivered as a PDF deal pack.

Robert Eley, founder of RFPG.ai, said: "Most people guess, and the guess is usually low. RFPG.ai means you walk out with a line-by-line figure you can check and challenge."

Who it is for

Reley Fast said the app is built for four groups: homeowners planning works, investors and developers pricing a deal before leaving a viewing, deal sourcers wanting a shareable costed pack, and trades pricing jobs through credit packs.

Eley said the product "isn't a survey or a RICS valuation" and described it as "a well-evidenced starting point, so you know what to ask your builder or surveyor". The company's website goes further, describing every output as an estimate and decision-support tool rather than a RICS Red Book valuation.

The website also says the company intends to validate reports side by side against lender, RICS and quantity surveyor valuations, starting with one live purchase, and that no validation is complete yet.

Pricing

The first scan is free with a free account and no card required, according to the pricing page. A single report costs £29 and a five-report pack £99. Reley Fast said it is not VAT registered, so the price shown is the price paid.

Monthly plan Price Reports Research questions
Starter £49 3 75
Pro £99 10 250
Firm £249 30 750

Unused reports do not carry over, the pricing page says.

For trades, packs cost £29 for eight, £59 for 20 and £129 for 50. The press release describes these as credits and the pricing page as priced jobs; the quantities and prices match. One credit is used per priced job whether the tradesperson prices it or a customer does so through the tradesperson's link, and the first priced job is free.

Devices and coverage

The Android app is on Google Play. The iPhone version is a beta distributed through Apple TestFlight, and the download page says there is no App Store listing yet.

The release and the website differ on iPhone requirements. The press release says the iPhone beta needs an iPhone 12 Pro or later with a LiDAR sensor. The website says the app needs iOS 17 or later, or Android 7.0 or later, with LiDAR iPhones giving the most accurate scan and Android phones supporting ARCore Depth also using depth data for room measurements.

On coverage, the release says value estimates cover England and Wales. The website says refurb cost estimates cover England, Wales, Scotland and Northern Ireland, but that value estimates, sold-price comparisons and the EPC check use England and Wales data only and are not available for property in Scotland or Northern Ireland.

That matches the scope of the underlying sold-price data. HM Land Registry says its Price Paid Data tracks residential property sales in England and Wales submitted for registration, derived from transactions registered since January 1995 and based on raw data released each month.

The company

Companies House records show Reley Fast Software Ltd, company number 16002149, with a registered office at 14 Ffynnon Caeconna, Portmead, Swansea, SA5 5NL. Its SIC codes include business and domestic software development.

The register lists one officer, Robert Christopher Eley, appointed director on 7 October 2024. The company filed accounts for a dormant company made up to 31 October 2025, later replaced by amended micro company accounts for the same period, and moved its registered office from Port Talbot to Swansea on 25 July 2026.

The company said a sample report is available and that Eley can run a live scan of a property for the press. Its stated next step on accuracy is the first live-purchase validation against lender, RICS and QS figures.
